      Hi James. We Help farmers locally. However, Ag law is a specialty. Sometimes (depending on the type of issue) the matter requires us to refer a person to other firms. Best way to find assistance is to call a law office by phone. Take care. Walter

      We are able to do that, but we normally refer boat transfers to other attorneys due to work load in our other areas of practice.

    one question about a land contract that has expired and they have deed in their name(purchaser) my dad owns property under the contract to purchasers and it has expired. the purchasers have been paying off and on for years, they are old and disabled. now house is in poor condition and they can not pay.. my dad is 88 yrs old and does not want to evict. what can he do to get deed back into his name. this is in De Pere, wi Thanks

      Hi Terry. That sounds like a tough situation for your dad. Getting ownership back once you ink a land contract as a seller/ vendor is complicated. Please reach out to a local attorney for assistance. The knee jerk answer is to have the vendees (purchaser) deed it back to your dad. … but be skeptical and watch your flanks before doing that. If you were to have the purchasers do that, any liens the purchasers created (by not paying other bills) that are levied on the property stay attached to the property after it goes back to your dad. Folks normally do a title search for liens before a “deed in lieu of foreclosure” on a land contract is done. If it is clean, then maybe. If not, a court process is needed. So, as I said my friend, this is way too complicated for you to go on your own. Please reach out to a local attorney for assistance. Do it soon.
